Section 20 – Major Works (What’s involved?)

Major works can be stressful for landlords, managing agents, and leaseholders. They often bring high costs, disruptions, and unpredictability, but with proper planning, these issues can be minimised.

How Planning and Expert Help Reduce the Hassle
When major works are done reactively, costs can spiral, and disruptions can drag on, leading to conflicts. However, with a proactive maintenance plan in place, managing agents can schedule work efficiently, keeping costs down and ensuring minimal disruption. Proper planning and expert help can make the process smooth, ensuring works stay on budget and on schedule, while also gaining leaseholder engagement and support.

What Are Major Works?
Major works cover repairs, refurbishments, renewals, and decorations essential for maintaining a building. These include general repairs and redecoration, roof repairs, windows, structural repairs, and upgrades to common areas like lighting and fire safety. The legal framework under Section 20 of the Landlord and Tenant Act 1985 requires landlords to consult leaseholders if the cost exceeds £250 (Inclusive of VAT) per leaseholder. This consultation occurs in two stages, with a potential third if disputes arise.

Planned Maintenance

Proactive planning is crucial. A comprehensive Capex plan ensures the right service charge is set, including a reserve fund for unexpected costs. Regular inspections/Condition surveys help identify issues early, enabling works to be scheduled efficiently. This proactive approach also supports the Section 20 process, helping leaseholders understand the long-term financial benefits.

The Role of Building Initiative ltd.
Our building surveyors play a key role by conducting inspections and creating detailed scoping documents for repair and improvement works. They also assist with Capex (5/10yr) planning and manage the Section 20 process, including attending resident meetings to explain the work and address concerns. We also help maintain a collaborative approach throughout the process and resolve conflicts when they arise.

Ultimately, major works involve both financial and emotional investments. Proper planning and expert guidance can significantly reduce both costs and stress, benefiting everyone involved.
